What is the CNHS Homebuyer Education Program?

The CNHS Homebuyer Education Program provides comprehensive home purchase counseling in a group setting consisting of 5 two-hour sessions totaling 10 hours to receive homebuyer education certificates. The CNHS Homebuyer Education Program is certified for the State of Maryland and the U.S. Department of Housing and Urban Development (HUD). All applicants requiring homebuyer education should contact the CNHS office immediately to register for sessions due to limited seating. Sessions may be cancelled or rescheduled if persons have not registered by adding their names to the class sign-up sheet. Please call to confirm your attendance. To accommodate participants in the program, sessions may be attended out-of-sequence (i.e., Session 2 may be attended prior to Session 1, etc.).

Most lenders, including CNHS, require homebuyers to receive homebuyer education certificates prior to the loan closing. Application for financing may be made at any time; however, the ideal time to attend homebuyer education sessions is prior to looking for a home.

All applicants attending Homebuyer Education Classes as a requirement to participate in the CNHS Closing Costs Grant for New Homeowners must contact their lender and let them know they are receiving a grant from CNHS for closing costs, (if income guidelines are met).

Grant Applications can be obtained at this office, and must be completed in full and returned to this office with all necessary documents requested as soon as possible. The NHS Grant must be listed as a credit to the borrower on the HUD-1 Settlement Statement at closing. Please remit a copy of the HUD -1 Settlement Statement to CNHS within one week after purchasing your home.

If you have special needs with regard to climbing stairs, hearing or vision, please call the CNHS office twenty-four hours in advance of the sessions to confirm accessibility and support for CNHS services.
